Terms & Conditions

These Terms and Conditions ("Terms") govern your use of corderoconcepts.com (the "Site") and provide a general overview of how Cordero Concepts ("Cordero Concepts," "we," "us," or "our," also referred to as "Contractor") operates. By using this Site or requesting our services, you agree to these Terms. These Terms are a summary for general reference; the complete Painting & Surface Coatings Agreement, provided and signed by the client ("Owner") before each project begins, is the full and governing agreement for that specific project.
1. Services
Cordero Concepts provides residential and commercial painting and surface coating services, including interior and exterior painting, staining, pool deck repainting, cabinet painting, wallpaper installation and removal, drywall repair, lime wash, and Venetian plaster, across Brevard, Indian River, and St. Lucie counties. Availability of specific services may vary by location.
2. Estimates & Quotes
All estimates provided by Cordero Concepts are free and based on the information available at the time of the estimate. Final pricing may change if the actual scope of work differs from what was originally assessed, such as hidden drywall damage discovered once work begins, and any changes will be communicated before proceeding.
3. Payment Terms
Residential projects: 10% due at the time of scheduling, with the remaining 90% due upon completion.
Commercial projects: 30% due before start, 30% due at the halfway point, and 40% due upon completion.
Card payments carry an additional 3% processing fee. Cash and check payments do not.
Late payments: Invoices not paid within 7 days of completion incur a 3% late fee, with an additional 3% added each month the balance remains unpaid.
Non-payment: Refusal to pay for agreed upon work may result in collection action, which can include a lien on the property and the client being responsible for attorney fees associated with recovering payment.
Final payment is due upon completion of the project as defined in the signed agreement. The final walkthrough confirms that the completed work meets industry standards; it isn't the time to request additional work or new items outside the original agreement. Minor touch-ups will be addressed but do not delay final payment.
4. Cancellations & Rescheduling
Canceling a signed agreement within 1 month of the scheduled start date forfeits the 10% deposit. This policy exists because short notice cancellations create gaps in our schedule that are difficult to fill and can affect our employees' work and income.
Rescheduling with less than 1 month's notice from the scheduled start date incurs a $250 rescheduling fee, since our calendar is planned several weeks in advance.
5. Job Site Preparation & Client Responsibilities
To help each project run smoothly and stay on schedule, clients agree to the following:

Color & sheen must be provided before the job start date. Colors changed after a signed agreement make the client responsible for the cost of the original paint. Red, navy blue, and orange require tinted primer and additional coats, so these colors cost more to apply.

Furniture & wall items should be cleared at least 3 feet from surfaces being painted, with items removed from walls, before the start date. If our team needs to move items, it's billed at $100 per hour. Let us know in advance if you're physically unable to move something yourself.

Window treatments are generally left in place, since older treatments can be brittle and prone to breaking when removed. If a client specifically requests removal, Cordero Concepts is not responsible for resulting damage.

Pets must be contained during work and kept away from entry points, since doors will be opened and closed frequently throughout the day. We're not responsible for accidents involving pets, children, or anyone other than our own employees.

Appliances such as dishwashers or refrigerators should be pulled out by the client in advance if the area behind them needs to be painted. We're not responsible for damage, including water damage, caused by moving appliances.

Lawn service should be scheduled before or after the painting date, not during. If a lawn crew arrives while we're working (or while we're off site), it can require us to re-clean the property, which is billed at an additional $250.

Sprinklers should be turned off the night before and during exterior work.

Cleanup area: we'll designate one contained area of the yard for job site cleanup and materials during the project.

Site trailer: a work trailer will be on site for the duration of most projects. If it can't remain on site, let us know in advance, since daily transport adds additional cost.

Drywall repair is not included in painting pricing unless specifically listed in your estimate.
6. Weather & Environmental Conditions
Painting and coating work is weather dependent. Excessive humidity, rain, wind, extreme temperatures, or other conditions may require us to delay work to protect product performance and ensure a lasting finish. We'll reschedule affected work for the earliest safe and practical time. Weather related delays are not grounds for a discount, penalty, or cancellation of the agreement.
7. Pool, Patio & Pressure Washing Work
Pressure washing, soft washing, and epoxy or concrete work near a pool can introduce some debris, including dust, vinyl flakes, or cleaning residue, into pool water, despite our best efforts to contain it. Any related pool cleaning is the client's responsibility, whether self performed or through a pool service. Soft washing uses chemicals that may contain bleach; we take reasonable precautions, but recommend keeping pets and children away from treated areas for at least 24 hours and away from vegetation that could be affected.
8. Color Matching Disclaimer
Exact color matching to existing paint cannot be guaranteed. Variations can occur due to paint aging, fading, lighting differences, original product differences, or the condition of existing surfaces. Touch ups on older painted areas may not blend perfectly with surrounding surfaces, and Cordero Concepts is not responsible for discrepancies caused by pre-existing conditions.
9. Final Walkthrough & Touch-Ups
A final walkthrough is completed with the client at the end of each project. Touch up evaluation follows the ASTM International standard: viewed from 3 feet away, under natural light. This walkthrough confirms the work meets that standard; it is not intended as an opportunity to add new scope. Minor touch-ups will be handled but do not delay final payment.
10. Workmanship Warranty
Cordero Concepts provides a 2-year workmanship warranty on completed interior and exterior painting projects, covering peeling, blistering, or chipping caused by improper application by Cordero Concepts. The warranty begins on the date the project is marked complete.
This warranty does not cover:

Scuffs, scratches, dents, gouges, or impact damage from people, pets, furniture, or objects

Water intrusion or moisture issues, including leaks from roofs, windows, sprinklers, gutters, plumbing, or ground moisture

Damage from neglect, improper cleaning, harsh chemicals, or failure to maintain the painted surface

Fading, discoloration, or sheen changes from sun exposure, UV rays, weather, or client-selected low durability colors

Cracking, shifting, or movement of the underlying structure, including settling, drywall shifts, concrete movement, or wood expansion and contraction

Mold, mildew, or algae growth caused by moisture or environmental conditions

Surface contamination such as stains, smoke damage, grease, or chemical exposure after completion

Pre-existing conditions such as rotten wood, loose siding, water damage, or failing substrate
-
Customer supplied paint or materials, or work completed with a product chosen against our recommendation

Damage caused by pressure washing, landscaping crews, sprinklers, or other maintenance services after completion

Normal aging and wear, including minor caulking separation or hairline cracks that occur naturally over time

Horizontal painted surfaces such as pool decks and walkways, which are excluded from warranty due to constant exposure to standing water, chemical treatment, UV rays, foot traffic, furniture movement, and moisture vapor from concrete. This can include peeling, flaking, bubbling, fading, hot tire pickup, discoloration, and concrete related cracking.
11. Right to Stop Work
Cordero Concepts reserves the right to stop work at any time if a job site is unsafe or if our employees are mistreated. In that event, billing is based on the percentage of the project completed and materials used.
12. Right to Photograph
Cordero Concepts reserves the right to photograph projects before, during, and after completion for documentation, quality assurance, and marketing purposes. Photos will not include personal client information and will be used professionally. These photos also serve as documentation in the event of a dispute regarding damage or project completion.
13. Limitation of Liability
Cordero Concepts carries liability insurance and takes reasonable care to protect client property during every project. To the fullest extent permitted by law, Cordero Concepts is not liable for indirect, incidental, or consequential damages arising from services provided, except in cases of gross negligence or willful misconduct.
14. Use of This Website
All content on this Site, including text, images, and logos, is the property of Cordero Concepts unless otherwise noted, and may not be copied or reproduced without permission.
15. Third Party Links
This Site links to our Instagram and Facebook pages. We aren't responsible for the content or practices of those third party platforms.
16. Governing Law
These Terms are governed by the laws of the State of Florida. Any disputes arising from these Terms or our services will be resolved in the courts of Brevard County, Florida.
17. Changes to These Terms
We may update these Terms from time to time. Changes will be posted on this page with an updated effective date.
